Design & Build
Design & Build, although not the most used construction method in the U.S., has many advantages over other project delivery methods.

The Owner / Client manages only one contract with a single point of responsibility. The designer and contractor work together from the beginning, as a team, providing unified project recommendations to fit the Owner’s schedule and budget. Any changes are addressed by the entire team, leading to collaborative problem-solving and innovation, not excuses or blame-shifting. While single source contracting is the fundamental difference between design-build and the more traditional methods, equally important is the culture of collaboration inherent in design-build.

For Design & Build to be fully successful it is critical to engage AZDC as early in the process as possible, preferably at or before site selection. AZDC will work to fully understand your intentions and expectations and will then form the Project Team under the AZDC umbrella. We have many strategic partners in all aspects of the industry (Architects, Engineers, Consultants, Specialists, etc.) and will quickly utilize these to offer you the best team possible.
AZDC will hold direct contracts with each member of the project team, as well as the individual subcontractors and vendors. This means that AZDC becomes your single source for all aspects of the project, and the conduit between the client and team members. As one entity holds all contracts, there is a much more collaborative, efficient, team approach.
This approach transfers a significant portion of the risk to AZDC. Once programming and schematic designs have been developed, we will provide a Not to Exceed price for all works (both design and construction) typically under a Guaranteed Maximum Price Contract, also known as a GMP. This GMP will stay firm unless the client adds or removes scope, dramatically changes the design intentions or if there are unknown site conditions or circumstances.

There are many benefits to the Design & Build process, including advantages in cost control, enhanced team interaction and communication, and stream-lined delivery. The single source Design & Build methodology for design and construction of projects can also mitigate the potential for disputes, delays and budget creep.

One of the more significant benefits of this delivery method is the overall project synergy. This methodology creates a more efficient flow between the design teams and the construction teams.

Another benefit of the Design & Build approach is the ability to expedite the project completion by identifying, organizing and releasing certain design packages, while the full design is still being completed. This helps manage procurement of long lead items that could potentially delay or impact the main construction schedule.
